FAQ's

• Exterior elevations: Included are front, rear, left and right side views of the exterior of the house. Exterior materials, construction details and measurements are also noted.

• Detailed Floor Plans: These plans show the layout of each floor of the house, including room dimensions, window and doors sizes and keys for cross section details provided later in the plans. Engineered floor joist, ceiling joist and roof plans are not included in some plans. Local engineers or manufacturing engineers are widely available to supply the services that apply to local geographic conditions.

• Foundation Plan: Includes layout of foundation support walls, plus excavated and unexcavated areas, if applicable.

• Framing Plan: Includes dimensional lumber sizes and framing directions

• Roof Plan: Includes the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.

• Sections / Details: Important changes in floor, ceiling and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown.

• Plans include wall and cornice sections, general foundation sections and details.

These items are NOT included:

• Architectural or Engineering Stamp - handled locally if required

• Site Plan - handled locally when required

• Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this

• Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this

• Energy calculations - handled locally when required

Each county has its own requirements. While our plans provide sufficient details to construct a home, they might not cover all the specifications required by your local authority. We highly recommend that you consult with your local building official before applying for a building permit or commencing construction, to ensure you have all necessary documents for your permit application.
We have a strict no refund policy. Please be sure that the plan you’ve selected meets your needs before purchasing. Because our house plans show intellectual knowledge of our product, all sales are final and cannot be returned or exchanged under any circumstances.

For an additional fee, a Cost-to-Build Report can be customized to help you estimate your construction costs.  The Cost-to-Build Report provides a cost estimate based on location, home complexity, and features.

We do not stamp any of our house plans. In many cities and counties, single-family construction does not require plans to be stamped by an architect or engineer. However, we advise you to consult with your local building officials to understand the specific plan requirements in your area before purchasing.
